Office policy's and rules

Your commission split is determined by your experience and what you have agreed with our Head Broker, Sean Christie. Whatever your commission split is please keep this to yourself.

COMISSION SPLIT

On your own deals

Your split is 50/50 (STARTING AGENTS)

Example

Total commission check is $2000

Your split is 50%

$2000/50%=$1000

Your commission due is $1000

PASS POLICY****

You can pass a client to a fellow agent and collect 50% of your commission split.

Example:

Total commission $4000

Your split is 50/50 on your own deals!

Others agent (The agent you passed a client to is also 50/50)

50% of 50% = $1000 your commission dues from this pass

Other agent 50% of 50% =$1000

Remaining 50% = $2000 goes to the broker.

RENTAL COMISSION INCREASE DUE TO PREFORMANCE

You can move your commission split as high as 70% that is the max you can reach every calendar year. The way you can increase your split is by “CLOSING DEALS"

For every deal that you close (solo deals as 1 point and passes as 1/2 points). For every 10 deals that you close, you will receive a 5% increase in your split. We like to reward our agent for all of the hard work that you do and offer you incentive that no other company in New York will. We appreciate all of your hard work and compensate you according. Keep "CLOSING DEALS" and you can reach this goal.

Example

John an agent of CPG 50/50 current split, rents 5 apartments in 2 consistant months. After the second month (10 deals closed) John will be recieving 55/45 commission split for his next 10 deals and then another 5% bumb until he maxes out at 70%.

There have been cases where agenst have reached the 70% in a matter of 5-7 months.

SALES COMISSION INCREASE DUE TO PREFORMANCE (5% for every 3 deals you close or 5% increase every 25k gross commission the agent generates)**

1st closed sale transaction-sale 50/50

4th closed sale transaction-sale 55/45

8th closed sale transaction-sale 60/40

12th closed sale transaction-sale 65/35 

16th closed sale transaction-sale 70/30 * maxed out *

PURCHASING CREDITS / CRAIG'S LIST AND NY TIMES

Craig's list credits are $6.40 each I sell them to you at $6.00 each until you close your first deal. You are allowed to purchase 20 credits at $3.00 for every closing that you have.($2000 and up = 20 credits, Under $2000 = 10 credits) This will allow you to post more which will get more clients and lead to more “CLOSED DEALS". It might take you a couple of months of hard work to get your ball rolling, but once it is rolling, keep it rolling!

DESK FEE'S

There is no current desk fee's at C.P.G. The only fee connected to our office is OLR and REBNY, these are the two programs that we use to lookup listing located throughout the 5 boroughs. It is an optional fee of $50 dollars per month for OLR and $250 per year for REBNY. REBNY is a mandatory memebership. I do recommend getting an account because; when you send listings to your clients it will have your contact information.

PART TIME AGENTS PAY EMAIL AND OLR FEES UPFRONT* EMAIL $60 PER YEAR, OLR $50 PER MONTH(COLLECTED QUARTERLY).

FOR EVERY MONTH THAT AN AGENT DOESN'T TRANSACT ANY RENTAL DEALS OR HAS ANY SALES PENDING THERE'S A $40 MONTHLY FEE**

RESUDUAL RECRUITING

We offer a recruting residual of 5% of the office side of the commission to agents who recruit new team members. To qualify for the 5% you must have your license with CPG for over 365 days and be a full time agent.

If you have unpaid deals and you leave the firm before the checks have come in you will receive 30% of the commission or 15% if it was a pass. Not your higher split. High splits are for long term loyal agents.
